The life cycle costs (LCC) of buildings have been the focus of increasing attention in recent years. Many building owners have discovered that initial capital costs are but one component of building costs over time, and that their investment decisions have a major impact on operating costs. Cheap, rather impulsive solutions may eventually result in substantial, unanticipated operating expenses.

has co-developed a costing calculation model and methods as tools for planning, constructing and operating buildings and to obtain an overview of a particular building’s life cycle costs. Financial calculation models which compare capital and operating costs over a longer period of time are known as Annual Cost or LCC models.
The point of this exercise is not necessarily to minimise LCC, but to make building owners and users aware of the financial consequences of some of their decisions. An Annual Cost/LCC model is an important tool in this respect.
The annual cost analysis should be submitted to the building owner as part of the preliminary project and approved before any decision is taken on the main design.
